TERMS & CONDITIONS

1-Age Requirements

We do not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent.  We do not rent to vacationing students or chaperoned groups.  Sorry, no exceptions.

2-Cancellation or Changes of Reservation with Deposit Payments

Cancellations require a ninety (90) day notice of cancellation in writing.  The home may not be sublet.
 
Check-In Time:                 Check-In time is after 4:00 p.m.
 
Check-Out Time:               Check-Out time is 10:00 a.m.
 
 Due to back to back check-ins. There will be a late charge for any check outs after 10:a.m. $50 for the first half hours and $100 for every half hour after.   There will be a $50 charge for each lost or unreturned house key and/or garage remote.

3-Cleaning

While linens and bath towels are provided in the unit, daily maid service is not.  Please bring your own beach towels, as we do not permit linens and bath towels to be taken from the unit.  There will be a charge for missing towels, linens and pillows.  Trash must be put out on the edge of the street on Monday and Thursday Evenings.  The containers must be placed back by the garage Tuesday and Friday Afternoon. 

4-Deposit Guarantee

Advance Payment Requirement – We require a minimum advance deposit of 50% of the Total at the time of booking, by check, Cashier’s Check or Money Order, Visa, MasterCard, AMEX or Discover. The advance payment will be applied toward the total rent.  Advance payment is not a damage deposit.  See Damage Deposit Requirement below. 

5-Peace of Mind/Security Waiver

Security Deposit Requirement – A Security Deposit is required at all locations.  The Security Deposit must be received at time of application and does not apply toward the rent. It is not the same as an Advance Deposit or Vacation Rental Balance payment.  The Security Deposit is fully refundable within fourteen (14) days of departure provided the following provisions are met:
 
  1. No damage is done to the property or its contents beyond normal wear and tear. [Normal wear and tear to be determined by Beachview Vacation Rentals, LLC.]
  2. All debris, rubbish, and discards are placed in their proper containers or dumpster and placed at the road on Monday and Thursday evenings and returned to their proper locations the next day after trash removal.
  3. Soiled dishes must be placed in the dishwasher and cleaned. 
  4. One load of laundry must be started.
  5. The home is locked.
  6. All charges accrued during the rental period are paid-in-full prior to departure.
  7. No linens are lost or damaged.
  8. NO early check-in or late checkout.
  9. Renter is not evicted by the owner, a representative of the owner, the local law enforcement, or the security company employed by our community.
  10. Rental party must have only the cars that can fit in the driveway of the house being rented and no parking in the street.

6-Hurricane or Storm Policy

No refunds will be given unless a mandated storm evacuation occurs, we recommend you purchase travel insurance.  If an evacuation should take place while you are visiting we will honor your reservation up to one year.
 
TRAVEL INSURANCE: We recommend you purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.
 
I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. By Signing Below, I agree to all terms and conditions of this agreement.

7-Occupancy

Maximum Occupancy – The maximum number of guests is limited to thirteen (13).  No exceptions please.  Violation of this limit will result in eviction with the forfeiture of all rents and deposits.
 

8-Pet Policy

NO PETS
 

9-Rates

Rate Changes – Rates subject to change without notice.  Reservations are encouraged and will be accepted up to one (1) year in advance.
 

10-Smoking

This is a non-smoking house.  Smoking is only permitted outside, away from the house.  Any signs of smoking inside the house will result in immediate eviction with the forfeiture of all rents and deposits.
 

11-Swimming Pool

Please note there is a swimming pool located in the neighborhood or on the premises of this rental unit and no lifeguard or other safety personnel are provided.  Guests use the pool and other premises at their own risk.  Guests agree to indemnify and hold the owner harmless from any claim, loss or expense (including attorney’s fees and court costs of the owner) by guest or guest invitees.
 

12-Other Important Conditions

1.   Full Payment Due – Before check-in time.  Please make payments in the form of Cashier’s check, Bank Money Orders or Cash.
2.   Falsified Reservations – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check in.
3.   Units for Sale – In the event a property that you are renting is listed for sale, we may find the need to show the property during your visit.  We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation.
4.   Unit assignments are NOT GUARANTEED!!!  In the event that a property sells between booking and arrival date, we will make every effort to offer a comparable property or offer a full refund.
 

13-Spring Break Policy and Adult/Child Required Ratio

Renter hereby stipulates that he/she is at least 25 years of age and will occupy the premises full time during this rental period.  ANY renter who violates this agreement will be evicted and will have all rental monies forfeited. We do not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.  The parent/child ratio of one (1) adult(over 25)  for every two (2) children applies during Spring Break.  Our home is monitored during Spring Break for violation of this policy.  All violators will be evicted and all rental payments and/or security deposits WILL be forfeited.  This also applies if the rental agreement is signed under false pretenses. No chaperoned groups.
